            With the co-operation of Employers, TOP-1 Associates has been a law-abiding establishment following strictly the Minimum wages fixed by the Government and the revision of D.A applicable every year wherever the employment is covered under the Labors & Employment Dept, Government of Tamilnadu and in other  Industries the wages as fixed by the company concerned.


           Some employers also provide Bonus, Leave with wages to contract Employees.

 

COST CONTROL MEASURES:


TOP-1 Associates supports client companies in reducing waste cost.


The company’s instruction to adopt cost control measures are strictly followed by the Personnel engages by you.


STATUTORY REQUIREMENTS:-


            TOP-1 Associates is strictly law-abiding management and complies with all the statutory requirement s laid down under various Labors laws as applicable from time to time.


            Even in Non ESI covered areas, we depute Employers ESI for greater benefit in the event of casualty.  In some cases, we also provide refreshments and transport at our cost to keep them motivated.


WELFARE:-


            All workmen and Supervisors are provide with Uniforms, Photo ID Cards and safety shoes.


            TOP-1 Associates takes complete care and looks after welfare of its personnel.


COMMUNICATION:-


            Area Manager along with   Site Supervisor conducts a meeting every month site wise with our employees.  Here, we stress the need for the following Companies Policy and procedure, Good Gardening and also to be team with discipline and dedicated work force.


EXTERNAL AREA HOUSE KEEPING SERVICES

   


Cleaning of outside areas.


Cleaning of the outside areas, walkways and porches.
Sweep cleaning external common areas like terrace, parking areas, pathways, Walkways, compound wall sides etc.
Washing  the car park areas with a high pressure jet on a weekly basis. Sweep clean Of Debris from

 

 

SCOPE OF SERVICES -  HOUSE KEEPING SERVICES

            1.   Daily Cleaning.
            2.   Weekly Cleaning.
            3.   Monthly Cleaning.
            4.   Special cleaning.

Standard cleaning services and procedures as defied shall include.


1.         Daily Cleaning:-


Sweep Clean
Sweep clean all floor areas including:-
Damp Moping of Tiles, Vitrified floors, staircases, elevators floor, sidewalls
And podium entrance areas.
Floors shall be free of dirt, mud, sand, footprints, liquid spills, and other
Debris.
Chairs, trash receptacles, and easily movable items shall be moved to clean
Underneath.
During inclement weather, the frequency may be higher than once per day. 
When completed the floor and halls shall have a uniform appearance with no
Streaks, smears, swirl marks, detergent residue, or any evidence of remaining
Dirt or   standing  water.
After sweeping all vitrified floors, areas would be machine scrub cleaned.


2.         Vacuuming.


Industrial type vacuum cleaner would be used to ensure adequate cleaning. 
When completed, the area shall be free of all litter, lint, loose soil and debris.
Any chairs, trash receptacles, and easily moveable items, shall be moved to
Vacuum underneath, and then replaced in the original position.
Trash  Removal.
Emptying all waste paper baskets, ashtrays of applicable from all floor areas,
and washing or swiping them clean with damp cloth, replacing plastic
Wastepaper   basket   linings  and returning items   where they were located.
All waste from waste paper baskets will be collected and deposited in the
Building’s waste containers.
Dry & wet garbage would be segregated and dumped into designated area
Within   the premises.

Glass Surface Cleaning.


All glass at entrance doors of the premises would   be cleaned using damp and
dry method.
Glass tabletops, cabin doors, cabin partitions and glass accessories would also
Be cleaned.
Removal of grease marks or fingerprints glass counters and partitions.  This
cleaning is done using approved all purpose cleaner and lint free cloth or
paper towels.


Damp & Dry cleaning


Wipe clean all white boards of meeting rooms, Conference rooms,
workstations, cabins etc.
Wipe clean all table tops of work stations, cubicles, office cabins and other
furniture and fixtures.


3.   Weekly cleaning


Deep cleaning


Ceilings, Walls, Partitions, etc.

Window Glass Cleaning


Interior & Exterior glass will be cleaned on both sides, throughout the
building.
Exterior cleaning of the glasses where accessible.
Dusting window-sills and blinds.

Sanitizing.


Office and classroom paper bins would be cleaned and sanitized.
All washroom   dustbins would be thoroughly cleaned and sanitized.
All telephone instruments would be sanitized using disinfectants.
Waste Bins from Pantry and cafeteria areas would also be thoroughly cleaned and sanitized with disinfectants.
Thorough washing of all walls and doors of all toilets with appropriate
Detergent and disinfect.

4.         Monthly cleaning Services.


Curtain wall cleaning.
Windows, Curtain walls etc.
Dusting and Wiping
Dusting & Wiping light fixtures affixed to walls (not part of ceilings)
when completed the light fixtures shall be free from dirt, grime, dust
and marks.

 

        GARDENING 

                                    We provide horticulture services in development, maintenance of landscaping, Gardening and Indoor / Outdoor potted plant arrangements etc.  We have a qualified team of Horticulturists and gardeners, who are well experienced in the field with required equipment and tools.  Our staff takes care of all aspects of Horticulture work, especially the environment surroundings and the ambience of your organization assigned to us. 

   


                        We are developing and maintaining the garden, lawns by the experienced gardeners under the control of our Horticulturist who have the sound knowledge in the field of Horticulture.

     


                        *          Watering, Weeding, mowing regularly.
                        *          Top dressing, Prunning of the plants.
                        *          Periodical spraying of pesticides and fungicides and fertilizers.
                        *          Renovation of old lawns.
                        *          Planting of seasonal varieties.


RATES & SERVICE CHARGES :-

Our rates are very reasonable and economical.
We charge as the minimum Wages Act.
Full Re-imbursement of PF and ESI paid.
Uniform and safety shoes provided by you.
Our service charges @ 15% of the total.
We will submit photocopy of PF and ESI challan.
Central Service tax @ 10.30%.  Gross Value Education Cess 2% service tax.
